Perfect for federal & corporate employees, and extended stay accommodations. This bathrooms and kitchen were recently remodeled. The kitchen has SS appliances, a microwave, coffee maker, etc.

If any issues, questions, or problems arise during your stay please reach out to me. Also, I request that guests respond to communication until issues are resolved. In that way, I'll know that important messages are being received.

GUESTS ARE REQUIRED TO BOOK THIS HOME WITH THE ACTUAL NUMBER OF GUESTS WHO WILL BE STAYING IN THE HOME. ANYONE WHO IS NOT INCLUDED IN THAT NUMBER IS NOT ALLOWED TO STAY AT THE PROPERTY.

Helpful information regarding the property and some House Rules are below:

CHECK-IN/CHECK-OUT
Guests must send me a message via Airbnb when they arrive and wgen they depart, in order to notify me that they are checking in and checking out, respectively.

Please notify me in advance if your arrival/departure time will be early or later than the pre-set CHECK-IN (6PM Central Time) or CHECK-OUT (10 AM Central Time). Housekeeping is scheduled according to those timeframes and we may have other guests departing/arriving on the same day.

PARKING:
There is ample parking at the home in the driveway only. Street parking is not allowed. Please do not park or drive on the lawn for any reason at all.

NOTE: If you have an electric or hybrid vehicle, charging the vehicle at the property will incur an additional fee. Please notify me before attempting to charge the vehicle’s battery at the property.

KEYLESS ENTRY:
The numbers on the keypad float, meaning that they change position each time the security code is entered. This is an additional security feature that makes it near impossible for an onlooker to learn the code because the input pattern changes each time the code is entered. An additional security feature is that the main door auto locks after about 30 seconds. So, whether you are inside or outside, the door locks automatically if you don't lock it first.

A key will be left as a back up for entry to the home. Guests are responsible for the key and any loss or theft of a key requires a $250 charge to be paid by the guest before another key is issued.

NOTE: The front door occasionally sticks, esp. on hot summer days when the wood expands. If this happens, the keyless entry has difficulty locking/unlocking. When trying to lock/unlock, if the motor for the keyless entry mechanism runs, but doesn't engage/disengage, then hold the door handle and pull (towards you, if outside) or push (away from you, if inside) and attempt locking/unlocking so that the locking gear aligns with the socket.

DOOR ALARMS:
You may turn these on/off by simply flipping a switch on the side of the receiver. There is a step stool in the kitchen between the refrigerator and the cabinet if it's out of reach. These alarms have different alerts and are recommended for overnight use, especially. There is one located at the main door and the sliding patio door.

SLIDING GLASS DOOR:
The sliding glass door that leads to the patio has a locking mechanism near the handle, and a security bar at the foot of the door. This should be put in place when the door is not in use to add an extra measure of security.

NOTE: If there are issues with the sliding door, please ensure that the metal security bar is removed from the foot of the door and that the door is unlocked at the door handle. Generally, it opens with ease. If there are issues, ensure that there are no items blocking the door's track.

REMOTE CONTROL CEILING FAN
The remote control for the ceiling fan comes in handy. It is suggested to leave it in it's holder so that it's easily located. Please be careful if the batteries need replacing. The code that enables the Bluetooth feature may be reset or canceled.

GARAGE
Please do not enter the garage. The garage door and the door that leads from the house to the garage are both to remain locked at all times.

TELEVISION & WIFI SETTINGS
The television is great for those who have cut cable and have subscription services like Netflix, Hulu, Amazon Prime, Sling, etc. Additionally, the television receives local channels via an antenna. Feel free to adjust this if the channels experience issues.

Be sure to enter the WiFi settings correctly, which are located in a number of places on the premises and in the Airbnb listing.

GARBAGE
Please note that the City of Austin collects garbage EVERY WEDNESDAY.
Guests must place the garbage bins at the curb, in front of the large power box near the street. The City of Austin will not collect garbage placed in the wrong receptacle. The guidelines are as follows:
* GRAY - LANDFILL
* BLUE - RECYCLING
* GREEN - COMPOST

Guest(s) are responsible for the disposal of their own garbage. Place only small amounts of garbage from the house in appropriate receptacles during the stay. Upon departure, and before checking out, all garbage from inside the house must be placed in the appropriate receptacle on the side of the garage.

PLEASE NOTE: Garbage is not to be left inside or outside the house anywhere. In fact, the City of Austin (CoA) doesn't collect excess garbage placed in garbage bags at the curb, nor will garbage be collected if it's not in an official and approved CoA garbage receptacle. ALL LANDFILL GARBAGE MUST BE PLACED IN THE GRAY RECEPTACLE or it will not be collected. You must take the gray receptacle, with your garbage inside, to the curb (near the electric meters) preferably on Tueday night, before Wednesday at 6a CT.

Do not place your garbage in neighbors' receptacles.

Guest(s) are responsible to dispose of any garbage that is not collected by the City of Austin. A fee of $25/bag will be charged to the guest(s) for any garbage left on the premises.

MAINTENANCE: Routine maintenance (pest control, landscaping, etc.) may be scheduled during a stay. Every effort is made to schedule maintenance when guests are not occupying the premises, but should a scheduled maintenance appointment fall within your stay, you will be notified as soon as possible. I will definitely work with your schedule and preferences regarding scheduling the maintenance appointment.

Unscheduled maintenance may be required if there is an emergent or urgent issue that arises during a guest's stay. Either I or property management may reach out to guests to schedule a service call or guests may reach out to me directly to request a service call. Please notify me as soon as possible. I (or property management) will make necessary arrangements for any repairs. I will ensure that you are updated and that the issue is resolved. Please note: Repairs/maintenance may be limited to conventional business hours, (Monday through Friday, 8:00 a.m. to 5:00 p.m., e.g.), especially if not an immediate/critical emergency.

LAUNDRY

Upon checkout, please strip any used linens from the mattress/es and pile any laundry (towels, if applicable) at the bedroom door entry/-ies.

This only needs to be done for used linens and towels.

Please note: You will be charged for broken, damaged items and excessive cleaning/laundry.

The basics are as follows:

• Self-check in with lockbox.
• Not suitable for infants or children under 17 years old.
• No pets.
• No parties or events.
• No food or drinks in bed.
• No smoking in the house or on the premises.
• No visitors.
• Guest must be at least 21 years old.
• No shoes on the carpet.
• Guests cannot have packages delivered to the property.
• Guests must park in the driveway.
• A maximum of four (4) guests are allowed per stay.
• Please respect all neighbors' properties, (i.e. not walking across lawns, using their garbage receptacles, etc.)
• Please avoid making loud noises and please be especially considerate of even acceptable noise levels between 10 p.m. - 7:30 a.m. (sleeping and work hours).
• Guests should dispose of trash in the appropriate garbage receptacles outside prior to check out.
• Guests should dispose of any items put in the fridge prior to check out.
• Guests will be charged for any missing, damaged, or broken items.
• Damages exceeding the deposit amount will be billed to the guest and reported to Noirbnb.
• If something is broken or damaged, please let me know immediately.
• Return all keys. If you lose and/or don’t return we will need to change the lock for the safety of our future guests. Lost key fee: $250.
• While inside the home, guests are not permitted to go into the garage.
• Do not use the premises for any illegal activity.
• Turn lights and TV off when away.
• Lock the door when you leave the house.
• Close the blinds/curtains each time you leave the premises.
• Failure to follow rules can result in immediate cancellation of stay without refund.

HAVE FUN IN AUSTIN. Whether you prefer drinking a cocktail by the pool at Kitty Cohen’s, roaming down East 6th at night, witnessing the largest urban bat colony in the world, or listening to live music at the historic Scoot Inn, you will never be bored in Austin.

STAY ACTIVE IN AUSTIN. Whether you prefer to walk, hike, run, pedal, or paddle we have you covered. For the first three, check out the Butler Hike-and-Bike Trail around Lady Bird Lake, the Southern Walnut Creek Trail adjacent to Govalle Park, or the Boggy Creek Greenbelt. For the latter, rent a kayak or SUP from one of the many rental spots along the lake and take in some fantastic views of the city skyline.

EAT YOUR WAY THROUGH AUSTIN. From traditional family restaurants like Licha’s Cantina, Juan in a Million, Tamale House East, and Joe’s Bakery, to quintessential Austin local spots like Kerbey Lane and Magnolia Cafe. And, while you're down on S. Congress enjoying Magnolia Cafe, check out the food trucks or head over to Austin's historic and cultural East side, like East Side King, Cuantos Tacos, Veracruz All Natural, and Spicy Boys, and more experimental spaces like Suerte, Launderette, and Kemuri Tatsu-ya, your taste buds will never be left wanting on the east side.
