Welcome to Modern Family Oasis! Just minutes from the Las Vegas Strip, Las Vegas International Airport, Allegiant Stadium, Las Vegas Convention Center, and UNLV.
This 2,300 Sq. Ft. Mid Century Modern ranch style home offers five stylishly appointed bedrooms with abundant space and privacy between each room.
With multiple lounge areas, outdoor pool, backyard patio, BBQ and much more, it is the perfect house to share with family, a group of friends, or for a business stay.
PARTIES/EVENTS - Are not allowed by Airbnb. A fee of up to $1,000 could be assessed if violated, not including additional cleaning fees, damages and incidentals.
OCCUPANCY - Occupancy may not exceed what was declared by the guest and approved by the host. Infants and children are included in the total tally, per Airbnb rules. Any undeclared guests will incur an additional $100 per night/per guest fee. Maximum occupancy at the property is 16 people. If this rule is violated, the reservation will be canceled, and no refund will be made.
CHILDRENS SAFTEY - There is no lifeguard on duty for the swimming pool and the pool does not have a secured gate. Other risks include stairs, kitchen appliances, electrical outlets, curtain cords, sliding doors, open windows, cleaning substances, and more, etc. The owner and/or the host are not responsible for these risks. Registered occupants assume full responsibility for all minors and children on the premises.
We have the lower limit set to 72 degrees, any lower and it will freeze. Thank you for understanding.
POOL - Occupants acknowledges that this property has a pool. THE OCCUPANT ACKNOWLEDGES THAT THE POOL AND AREAS SURROUNDING THE SAME ARE INHERENTLY DANGEROUS AND CAN RESULT IN SERIOUS INJURY, DROWNING, OR DEATH. Therefore, the Occupants will assume this risk and exercise great caution when using the outdoor pool. The registered occupants hereby agrees to supervise children, non-swimmers and/or guests with physical or mental limitations and all others using the pool and/or pool area and to take full responsibility for their supervision. The registered occupants agrees to use the pool entirely at the renter's own initiative, risk, and responsibility. The registered occupants does hereby remise, release and forever discharge the Property Owner, Host/Owner, successors, employees or representatives, officially or otherwise, from any and all claims, demands, actions or causes of action, on account of the death or injury to the undersigned or any family members of the renter or other tenants, permitees, pool users, guests or invitees arising from or in any way related or incidental to the use of the pool or surrounding grounds.
POOL CLEANERS - The pool cleaning company comes every Friday. The time may fluctuate so please be aware. They should be wearing a T-Shirt from Big Blue Pool Spa.
TRASH - Our house manager will be coming to take out the trash bins on Wednesdays and returning them on Thursdays. They will enter the side gate only to access the bins.
PARKING - All cars parked on the premises must be registered with the host - no exceptions. Street parking is not allowed, all cars must be parked in the driveway. No shuttle buses, rental tripods, ATVs or oversize vehicles are allowed on or in front of the property and will be towed at owner's expense. There is no loitering allowed in front of the property.
BE A RESPECTFUL NEIGHBOR - Quiet hours are Monday to Sunday from 9:00 pm to 8:00 am.
NO ILLICIT ACTIVITY - Illegal drug use and other illicit activity is not allowed on the property. Additionally, there is no smoking allowed inside the home. All smoking must be done away from neighbors and other entry points. A $500 smoke fee will be charged per day using the payment method on file, your deposit will be held, and your itinerary will be cancelled if these rules are violated.
CHECK-IN & CHECK OUT - Check-in is any time between 4:00 PM and midnight, and checkout is before 10:00 am. Guest key codes will not work until check-in time, unless otherwise agreed upon by host. Guest key codes will deactivate 15 minutes after check out. A $50 per hour late departure penalty will be assessed unless a late checkout has been agreed upon in writing by the host. Unapproved departure after 12 pm will be charged a full daily rate.
CONSERVE ENERGY - Please turn off all lights, A/C or heat, and all electronics before leaving the house.
ANIMAL(S) - All animals must be disclosed and receive permission from the host before coming on the premises. There is a pet cleaning fee assessed for all pets, except Service Animals and Emotional Support Animals. Service Animals and Emotional Support Animals are wholeheartedly welcome.
EXTRA CLEANING FEES & DAMAGES CHARGES - Please clean any dishes, take out the trash, and clean up any messes before leaving the home. Also, please refrain from eating and drinking in the bedrooms. Damage and replacement charges will be added to the regular cleaning fee if additional cleaning is required. Examples include: furniture and object damage; smoke cleaning; structural damage and repair; replacement of any bedding or towels due to removal or staining; pet damage and neglectful cleanup; appliance deep cleaning; and excessive trash.
SECURITY CAMERAS - There are security cameras surrounding the outside of the property and pool area for the safety and benefit of the guests and owner. These cameras are unmonitored.
AGE RESTRICTION - A $1,000 deposit is required for all AirBnB guest account owners under the age of 25. All members in the booking party must have proper identification to process check-in for all guests. No third-party reservations allowed. Only registered occupants allowed on the property.
